1. Where and what is the Proposed Construction? |
The Construction site is at Bachupally and consists of residential apartments. |
2. What is the Land Extent and what does the development consists of? |
There are two plots in which the construction is in progress. 1) This plot is north east corner measuring 1900 square yards and it consists of 5 floors and each floor consists of 9 apartments. The size of apartments are 1545 square feet and 1700 square feet.2) This plot is 1100 square yards and consist of 5 floors and each floor has 5 apartments. The size of apartments are 1530 square feet and 1900 square feet. |
3. What is the Type of Construction and how many Flats are planned for? |
As, mentioned earlier the construction consists of only residential type of apartments. |
4. What are the available Flats and its Sizes (area)? |
The project is all 3 bedrooms flats only. The sizes are from 1530 square feet to 1900 square feet. |
5. Is there Differential pricing based on floors or Orientation of the Flats? |
No, there is no differential pricing based on floors or Orientation of the flats. |
6. Are any modifications permitted in the flats? |
| Specifications and Designs have been carefully worked out. But even then few modifications are permitted at extra cost, but keeping in view of column positions. |
Note : Modifications towards Elevation part of the building are not permitted. |
7.Are there any Special Amenities / Facilities provided in the Project? |
Yes, the Project is provided with lots of interesting amenities which you can know in the Project's page. |
8. Can two flats be bought and combined into a single flat? |
| Combining of two flats into a Duplex flat is possible on any two respective Floors, depending on the vacant position of the flats. And the flats availability can be Confirmed by any concerned person of THE ARCA. |
9. What about Car parking space? |
Car parking space would be provided for every flat on payment of Parking Cost.
Parking will be allotted on priority basis on recipt of full payment |
10. When can I start my Carpentry Work / Wood Work in the Flat? |
Carpentry Work / Wood Work can be started after paying Full payment of the Flat and Obtaining NOC (No Objection Certificate) from Office. |
11. How do I book my home at ‘THE ARCA’? |
Two Steps: |
Step – 1: Confirm a Specific Flat of your choice & fill the application form Provided in the Brochure or you can collect application form directly from the Office or you can Download from here. Make a call to the below mentioned numbers and our executives will assist you. |
Step – 2: You need to Pay a Minimum Booking amount of 10% of Flat Cost towards the Flat booking. (Make sure you specify your Specific Choice of Flat i.e., Flat Size & Floor.) |
12. What happens there after? |
| You will be required to pay 20% of amount out of the overall cost of the flat Within 15 days from the date of Booking + Also a PDC for 10% of the Overall Cost of the Flat dated for next 30 days from the date of booking (Total: 40%) Against which a Formal letter of allotment will be issued. |
13. When do I get a Confirmed Allotment? |
On Payment of the above said 20% AND depositing 10% PDC (on overall cost) Agreements will be followed there after. |
14. How the balance 60% part be paid and is it Time bounded? |
The balance 60% amount can be paid in 4 installments. Installments are to be paid by way of post dated cheques which is a Pre condition for allotment. The Payment is linked to Progress of Construction as follows |

Note: The purchaser needs to Issue 4 PDC’s for the above Installments. If the cheques are dishonored the booking stands automatically cancelled. |
15. Can I Pay 100% Down payment? What would be my benefit? |
Yes, you can pay 97.5% of the flat value against which you can avail a discount Of 7.5 % of the flat price. The balance 2.5% will be payable at the time of possession. It will be customer’s responsibility to comply with the FI’s to ensure disbursement to THE ARCA. If payments are not made within specified dates, it will be deemed that, the Customer is adopting Installment scheme and there is a chance of loosing the Discount Opportunity. |
Note :Discount facility can be availed by the Purchasers who book the flat Under Excavation level of the site only but not after any work progress. |
16. Has the project been approved by FI’s for loan? |
Yes, our projects are approved by LIC, AXIS ICICI, SBI and HDFC Banks. |
17. What is my responsibility for disbursement of installments through FI’s? |
It is the purchaser’s responsibility to ensure timely disbursement of installments from FI’s and no demand will be made by us to the FI’s for the disbursal of installments. To facilitate smooth payments, customers are required to issue a Consent letter. Post dated cheques for the installments paid earlier will be returned on receipt of the institutional payment. |
18. To Whom Should I Contact for Home Loans? |
As, we mentioned earlier we are with LIC, AXIS, ICICI, SBI and HDFC Banksand all other Major financial institutions for Home Loans. We have got our own Executive Mr. Gopal who will help you for your queries regarding Home Loans. |

19. What are the Additional amounts I need to pay? |
HMWSSB and APCPDCL charges, Car Parking Charges, Amenities Charges, Registration charges, VAT and Service Taxes if Applicable. |
20. Is the title of the Property clear? |
Of course, you are dealing with THE ARCA. The land is freehold, marketable and free from all encumbrances. |
21. What are the types of Agreement to be signed by the Purchaser? |
Agreement of Sale, Sale Deed and Construction Agreement. |
22. When does Registration Take Place? |
Registration can be done under Semi-finished Condition after receiving of 80% of the Flat Cost and post dated cheques for balance amount. |
23. What is the process of Agreement? |
Agreement can be done only after the PDC’s are given for the rest of 4 installments and these PDC’s will be returned on the basis of each cheque disbursement from FI’s. |
24. Who will take care of the maintenance of the Apartment? |
| After the completion of the building, THE ARCA being the builder will maintain the apartment for 3 months. And then, the Association is formed. The expenses incurred in this period will be charged from the Maintenance Deposit & remaining balance amount from the corpus fund will be handed over to the association. |
25. What happens if I cancel my Flat Booking? |
If the Flat Cancellation occurs, then 10% of the amount paid will be forfeited towards flat cancellation charges and the balance will be refunded. |
